Be prepared and organized when you use these handy checklists to guide you through your purchase or sale. Please note that these checklists serve as a general guide to assist you in navigating the basic steps of the settlement process. Buyers and Sellers should check with their Real Estate Agent and/or Lender to be sure they have everything that may be needed at settlement.
Buyer Checklist

Compare and secure Homeowners Insurance (for a competitive, no-obligation quote visit our sister company NW Insurance Agency)

Advise NWTE if all buyers will not be attending closing. A Power of Attorney* will be required and the lender must approve. (*Bring Original Power of Attorney to settlement)

Complete and return all pre-settlement documents provided by NWTE

Contact utility companies for transfer and/or authorize a turn on date

Funds required for settlement must be in the form of a bank wire (contact our office for wiring instructions) or cashier’s check payable to Northwest Title & Escrow
- Bring a Driver’s License, Passport, or government issued picture I.D.
Seller Checklist
- Advise NWTE if all sellers will not be attending closing and require a Power of Attorney*. (*Bring Original Power of Attorney to settlement)
- Notify NWTE if any of the sellers are not citizens of the United States and subject to additional withholding requirements
- Complete and return all pre-settlement documents provide by NWTE
- Notify Utility companies of transfer or turn off date (Note: Utilities must remain on for walk through)
- Discontinue phone, cable & internet services
- Bring instructions for disbursement of proceeds (i.e., voided check)
- Leave garage door openers, access codes, and appliance manuals on a countertop at the home or bring to closing, along with all keys (including mailbox key, if applicable)
- Bring a Driver’s License, Passport, or government issued picture I.D.
